NH Real Estate Report - August 17th to August 23rd, 2008

Average Sold amount: $274,500

Commentary:

The sales are still consistent for the North Conway NH area…no major swings up or down for the 4th week in a row.

Because there IS so much “spin” out there regarding real estate sales in general I can understand why most of the public is wary of any positive real estate reports. I don’t blame them at all. The nightly news certainly keeps reminding us that the real estate market is in dire straights but as the old saying goes” All real estate is local”.

We aren’t “flying as high” as we were a few years ago but I think we all knew that wasn’t going to last–nor should it. But this area truly is much more “insulated” than most due to our heavy tourism industry and the second home/vacation home market. Most tourism areas have one or maybe two seasons…the ocean communities obviously have the summer season and the Colorado mountain communities primarily have the winter season. Here in the Mt. Washington Valley we have the winter season with all our area ski resorts, the fall season with the White Mt. fall foliage and the summer season with all the camping/hiking/boating in the White’s. The chamber in town uses the phrase, ” Every Season a Reason to Return” and that is actually quite true.

So, not spinning here but I think it is fair to say your investment in the North Conway NH area is more stable than most areas.

NH Real Estate Report - August 10th to August 16th, 2008

Commentary:

Last week I commented on the drop ( by nearly $100,000 ) in the average sold amount and this week we are back to the typical homes sold average of $230,000…the data when viewed on a week to week basis can give the wrong impression without perspective.

31 homes sold last week…people are still looking and still buying. In fact the smart people know to buy when everyone one else is selling and to sell when everyone else is buying. It is NOT imperative to wait until the proverbial “bottom of the market”.

Did you know that rates have only been lower than this months 30 year fixed rate 48 out of the past 447 months? Buyer’s need to remember that an increase in mortgage interest rates directly offsets any savings that they might realize by a reduced purchase price.

You saved 8 bucks?

So you waited six months and saved a whopping $35,000 in the purchase price….BUT…you only saved $8 bucks from your mortgage payment. There is a balance to consider of course but this example hopefully will make some buyers consider how the “waiting game” is REALLY treating them.

Commentary:

Interesting drop on the average and median sold amounts for last week…a rather major drop of nearly $100,000 from the prior week. It needs to be remembered that when viewing data week to week you can jump to conclusions that aren’t based on reality so although it is a rather large change it could also mean that coincidently more mobile homes sold last week ( as an example) Still, it is worth watching this and see where it continues to trend…

North Conway Real Estate Sales Statistics

NH Real Estate Report - July 27th to August 2, 2008 Carroll County, NH and Oxford County, Maine

New Listings: 82

Prior Listings Back on Market: 29

Average Sold amount: $252,667

Median Sold amount: $220,00

Days on the market (average): 174

Commentary:

In 2007 for the same time period 39 homes were sold (compared to 29 this year) and in 2006, 43 homes were sold for the same time period. Are things slower this year? Of course, but is it at the crisis stage that the media loves to preach? Absolutely not. The North Conway real estate market is handling things well considering some of the more affected areas in the country. We are fortunate because we are somewhat ‘insulated’ from typical market changes due to the fact that we are a tourism area and we offer a lifestyle with our White Mountain living that makes us a desirable location. ‘They aren’t making any more mountains’, so we are fortunate to have this incredible “amenity” in our real estate market.

So, 29 homes sold in just one week in the North Conway area of the White Mountains….no housing crisis here.
